STEP 1: SELECT
- Select and reserve an available site.
- Select your house design — our friendly sales manager will guide you through our range of floor plans, designs and inclusions.
- Select your home’s internal finishes either a Classic or Deluxe package.
- You will receive a copy of the site agreement and home purchase agreement. You have 14 days to read these and seek independent advice.
- Sign a simple contract of sale and pay a $2,000 (non-refundable) deposit.
STEP 2: SELL
- Engage your real estate agent to understand the value of your home and finalise a marketing plan. After we confirm the build timing, work with your agent on the appropriate timing to place your home on the market and aim to settle the sale of your property in line with the completion timing of your new home.
STEP 3: INSPECT
- Inspect the completed site works — water, sewerage, electrical, gas, NBN and plumbing.
- Inspect your completed home and outside areas.
- Sign the inspection and condition report.
STEP 4: SETTLE
- Pay the final settlement balance.

- Collect your keys, move in and enjoy your brand new home in Moonta Bay’s favourite Lifestyle Estate Community.
Yes, at Moonta Bay Lifestyle Estate you own your home, live independently, and you have a 50-year license to occupy the land on which your home sits.
One of the reasons that homes at Moonta Bay Lifestyle Estate are affordable is that we separate the ownership of the land from the ownership of the home. In this way, you are not paying for ownership of the land, which frees up money to do other things.
When you buy a home at Moonta Bay Lifestyle Estate you enter into a secure 50-year licence to occupy the land on which your home is situated. You then pay a site fee each fortnight. This secure licence gives you an exclusive right to occupy the land and to use and enjoy the facilities.
Yes, the estate is surrounded by a fence and there is access via a gate activated by a remote control given to all residents.
Your home is surrounded by fencing and has a private back yard.
Yes, there are eight floor plans to choose from. You select the floor plan, size and colours that best suit your lifestyle and budget.
All homes include built-in wardrobes, kitchens with stainless steel appliances, and floor coverings throughout. Homes are decorated throughout according to your selection from one of our interior colour packages. Outside, the price includes landscaping in front of your home, fencing, paths, clothesline and carport with security roller door. Homes are also initially treated for pests and termites.
Your new home will be built by a quality homebuilder. Your new home comes with a 90 day defects period from the date that Moonta Bay Lifestyle accepts handover from the builder. All homes are constructed from high quality materials.
No, there are no stamp duty or search fees payable when you buy or sell your home at Moonta Bay Lifestyle Estate.
The site fee gives you the right to occupy the land where your home is situated for 50 years and is used to pay the costs of running the community including the following:
– Estate Staff.
– Maintenance of common garden and other shared areas.
– Maintenance and running costs of the Clubhouse and other common facilities.
– Water rates and usage
– Council rates
– Rubbish bin service
Under the agreement, the weekly site fee is payable fortnightly in advance by direct debit each fortnight.
There are different site fee rates for singles and couples.
Enquire at the estate for the current weekly site fees.
Refer to additional information in the FAQ section regarding rent assistance.
The site fees are reviewed annually and increase at the higher of Adelaide CPI or 3%.
Depending on your personal financial circumstances, you may be eligible for Federal Government Rental Assistance to subsidise the site fee.
The current rent assistance rates provided by the Government vary depending on the site fee charged.
You should contact your local Centrelink or Veterans Affairs office to discuss your personal situation and find out what you may be entitled to receive.
Please note: Centrelink reviews the Age Pension and Rent Assistance on the 20th of March and the 20th of September each year.

No, there are no body corporate fees to pay at Moonta Bay Lifestyle Estate. Council rates, and water charges are covered within the weekly site fee.

- Any telephone and internet charges and connection costs for your home
- Bottled gas consumption and connection costs to your chosen bottled gas supplier.
You must insure your home against property damage including fire, storm, earthquake and public liability insurance for $20,000,000 for any one event.
We also recommend that you take out your own contents insurance.
There are no exit fees at Moonta Bay Lifestyle Estate.
The Clubhouse includes a resident lounge with TVs and a fireplace, bar, billiard table, cinema, kitchen, and library which can be used for various activities including meetings, craft, and exercise classes.
Outside there is a large furnished patio area with BBQ, landscaped areas, and a gazebo area by the activity green.
Adjacent to the clubhouse a separate building contains the indoor swimming pool, gym, and wellness meeting room.
Some spaces can be made available for your own private events and celebrations.
We know that pets are part of your family and well behaved pets are very welcome. There are some common sense rules to follow, as we are conscious that we need to respect the rights of all homeowners at Moonta Bay Lifestyle Estate, including those without pets.
All of the services you need including doctors, dentists, a pharmacy and other Government services are located within close proximity to the community in Moonta, Kadina and Wallaroo.
Yes, it’s your home and you can make whatever interior changes you desire once you move in.
Any changes to the exterior or facade of your home must be in keeping with the overall look and feel of the estate and you’ll need to let us know of your intentions prior to commencing any works.
Yes, you can have Internet access and Pay TV connected to your home via the NBN.
A secure estate and close community, plus the fact that your maintenance is minimal gives you added peace of mind while you enjoy your holiday.
Your backyard will be large enough to store a caravan, boat or trailer.
Homes are designed to be as low maintenance as possible. As it’s your home, you are responsible for maintenance where required.
To ensure that Moonta Bay Lifestyle Estate is an attractive place to live now and in the future we ask that you maintain the exterior of your home keeping with the look and feel of the community.
Yes, your visitors are welcome to stay for up to 30 days for a total of 50 days in a calendar year.
We ask that you inform the Estate Manager if you have visitors.
Can my visitors use the Clubhouse and other facilities?
Of course, visitors are welcome to use most of the facilities when they are accompanied by a homeowner. Visitor parking is located in your driveway with limited visitor parking throughout the estate.

You are responsible for maintaining your rear garden. We will maintain your front garden.
