Your home and the Estate

Do I own my own home?

Yes. At Moonta Bay Lifestyle Estate you own your home outright and live independently. You also hold a secure 50-year licence to occupy the land on which your home sits.

Do I own the land?

One of the reasons homes at Moonta Bay are so affordable is that we separate land ownership from home ownership — so you’re not paying for the land itself, which frees up capital for other things. When you buy, you enter into a secure 50-year licence to occupy the land and enjoy all the estate’s facilities, paying a fortnightly site fee.

What type of contract do I enter into?

Homeowners at Moonta Bay Lifestyle Estate enter into a lease arrangement governed by the Residential Parks Act — legislation specifically designed to protect the rights of homeowners. Full details are provided in your site agreement before you move in. Stamp duty does not apply.

Can I select the home of my choice?

Yes. There are eight floor plans to choose from — you select the design, size and colours that best suit your lifestyle and budget. Our sales team will guide you through every option.

What does the home price include?

All homes include built-in wardrobes, a kitchen with stainless steel appliances, and floor coverings throughout, decorated to your colour package selection. Outside, the price includes front landscaping, fencing, paths, clothesline and a carport with security roller door. Homes are also initially treated for pests and termites.

Who builds my home and what quality guarantees apply?

Your home is built by a quality homebuilder using high-quality materials and comes with a 90-day defects period from the date Moonta Bay Lifestyle Estate accepts handover from the builder.

Can I customise my home?

Yes — it’s your home. You can make whatever interior changes you like once you move in. Any changes to the exterior or facade need to be in keeping with the overall look and feel of the estate, so please let us know before starting any external works.

Who maintains my home?

Homes are designed to be as low-maintenance as possible. As the homeowner, you’re responsible for maintenance where required. We ask that you keep the exterior of your home in keeping with the look and feel of the community.

Who looks after my garden?

We maintain your front garden. You are responsible for maintaining your rear garden.

Costs & Fees

Are there other buying costs?

No. There is no stamp duty or search fees payable when you buy or sell your home at Moonta Bay Lifestyle Estate.

How much is the site fee?

The site fee covers your right to occupy the land for 50 years and contributes to the costs of running the community — including estate staff, maintenance of common gardens and shared areas, Clubhouse running costs, water rates and usage, council rates and rubbish bin service. Fees are reviewed annually and increase at the higher of Adelaide CPI or 3%. Different rates apply for singles and couples. Contact us for current rates.

What do I pay for personally?

In addition to your site fee, you pay for electricity, telephone and internet, and bottled gas. You are also required to insure your home against property damage and public liability (minimum $20,000,000 cover for any one event). We also recommend taking out your own contents insurance.

Do I pay body corporate fees or council rates?

No. There are no body corporate fees at Moonta Bay Lifestyle Estate. Council rates and water charges are covered within the weekly site fee.

Are there exit fees?

No. There are no exit fees at Moonta Bay Lifestyle Estate. When you’re ready to move on, you sell your home and keep the proceeds — minus only the standard costs of sale.

Can I get Federal Government rent assistance on the Age Pension?

Depending on your personal financial circumstances, you may be eligible for Federal Government Rental Assistance to help with the site fee. Centrelink reviews the Age Pension and Rent Assistance on 20 March and 20 September each year. Contact Centrelink on 13 23 00 or visit servicesaustralia.gov.au to find out what you may be entitled to.

Life at the Estate

What common facilities are available?

The Clubhouse includes a resident lounge with TVs and fireplace, bar, billiard table, kitchen, and library — available for activities including meetings, craft and exercise classes. Outside there’s a large furnished patio with BBQ, landscaped areas and a gazebo by the activity green. Adjacent to the Clubhouse, a separate building houses the indoor swimming pool, gym and wellness meeting room. Some spaces can be made available for private events and celebrations.

What about pets?

Well-behaved pets are very welcome. There are some common-sense rules in place to respect all homeowners, including those without pets — we’ll walk you through these when you move in.

Can visitors stay?

Yes. Visitors are welcome to stay for up to 10 days at a time, for a total of 50 days in a calendar year. Please let the Estate Manager know when you have visitors staying.

Can my visitors use the Clubhouse and other facilities?

Of course — visitors are welcome to use most facilities when accompanied by a homeowner. Visitor parking is available in your driveway, with limited visitor parking throughout the estate.

Community & Management

What is the Estate Manager's role?

The Estate Manager is your primary contact for any assistance you require. They look after the day-to-day management of the estate to ensure everything is running smoothly.

How are homeowners represented?

The estate has a dedicated Homeowners’ Committee — a volunteer group who meet regularly with the Estate Manager and Gannon Lifestyle Communities management to share information and ensure homeowner proposals and concerns are heard and addressed. The Committee also helps organise social activities and groups.

The Directors and CEO of Gannon Lifestyle Communities are actively involved in estate life, regularly visiting to attend homeowner functions and meet with homeowners in person. We hold a full homeowner meeting each year, plus quarterly meetings with the Homeowners’ Committee.

Who operates the estate?

Moonta Bay is operated by Gannon Lifestyle Communities. The Gannon family has over 30 years of experience in retirement living and a strong reputation for building some of Australia’s most successful and welcoming retirement communities.
