Straightforward. Affordable. No surprises.
The detail behind the Moonta Bay model — in plain English.
The detail behind the Moonta Bay model — in plain English.
The Moonta Bay model is refreshingly simple. You own your home outright and lease the land it sits on through a secure 50-year agreement. There’s no stamp duty, no council rates, and no exit fees when you leave. Everything is set out clearly before you sign a thing.
You buy your home at an upfront purchase price. A $4,000 deposit (non-refundable) reserves your site and locks in your design. You’ll receive a copy of the site agreement and home purchase agreement, and have 14 days to read these documents and seek independent advice.
A low weekly site fee covers your land lease and contributes to the upkeep of the estate and communal facilities. It’s consistent, transparent, and there are no hidden charges. In addition to your site fee, you pay your own power, gas, phone/internet and contents insurance.
There are no exit fees at Moonta Bay. When the time comes to leave, you sell your home and keep the proceeds — minus only the standard costs of sale. No deferred management fee. No penalty. It’s one of the most important differences between Moonta Bay and a traditional retirement village.
Because you’re purchasing a home, not a land title.
Covered under the site agreement.
No charge for water rates or water usage. These are covered under the site agreement.
No deferred management fee. What you own, you keep.
